Our History

On September 22, 1990, Patrick A. Josephs was issued a Business Certificate in Queens County, New York to conduct business as PATJO Appraisal Services Plus. For four years he practiced as a real estate appraiser under that name until he incorporated his business on June 13, 1994. PATJO Appraisal Services, Inc. is a professional real estate appraisal and consulting firm incorporated in the State of New York since June of 1994 with offices in New York and New Jersey. Our main office is located in Manhattan at 245 Park Avenue – 39th Floor, New York, NY 10167. Secondary offices are located in Nassau County, NY and Middlesex County, NJ.

Patrick A. Josephs is the Founder and President of PATJO Appraisal Services, Inc. - a real estate appraisal and consulting firm. Patrick A. Josephs has over 30 years of multi-faceted real estate experience. He was designated MAI by the Appraisal Institute in 1996 and AI-GRS in 2014. He was also designated MRICS by the Royal Institution of Chartered Surveyors in 2001 and FRICS in 2015. He has personally analyzed over 3,000 investment properties over the last 30+ years and has written thousands of narrative reports on real property valuation, market and feasibility studies. These reports have been done for federally regulated financial institutions, private companies and government (Federal, State and Municipal) agencies.

He serves as instructor for the Appraisal Institute and as an adjunct professor at the New York University Schack Institute of Real Estate. He has designed and taught real estate appraisal courses to University Students and Professionals. He holds a Bachelors degree with honors in Urban Estate Management from the University of Westminster (London) and a Masters degree in Real Estate Valuation & Analysis from New York University. He is a Certified General Real Estate Appraiser in six states (New York, New Jersey, Pennsylvania, Connecticut, Delaware and the District of Columbia). Some of the appraisal assignments he has completed over the last three decades include office buildings, industrial buildings, shopping centers, golf courses, oil terminal, gas stations, marinas, hotels, conventional rental apartment complexes, co-operative apartments, condominium apartments, prisons, concrete and asphalt plants, residential subdivisions, vacant land, easements and air-rights (unused development rights). In some of these cases, issues concerning tax abatement/exemption, housing subsidy, tax credit/bond financing, conservation easements, deferred maintenance, environmental contamination, wetland regulations, rent regulation, and the transfer of development rights had to be addressed. He specializes in commercial property valuation, market and feasibility studies, condemnation appraisals and the appraisal of special purpose properties in general.

Patrick A. Josephs has received awards for outstanding achievement in real estate sales as a Licensed Real Estate Broker. He has negotiated millions in residential and commercial real estate transactions in New York City.

He has completed specialized training with the Appraisal Institute and the International Right-of-Way Association (IRWA) that equips him to competently handle valuations for right-of-way and tax appeal cases. Courses completed include Eminent Domain and Condemnation Appraising, Partial Interest Valuation, Attacking and Defending an Appraisal in Litigation, Easement Valuation, Preparing Tax Appeal Appraisals, Affordable Housing Valuation, Uniform Appraisal Standards for Federal Land Acquisitions and Valuation of Transportation Corridors. Additionally, he has successfully completed the New York State Department of Transportation qualifying examination for General Real Estate Appraisers.
